    Hi Landon, Thank you for the reply. I am all open to offer what the house is "valued" but it is immensely difficult to speak to any real agent or sellers these days. Cause everyone wants to maximized their profits. Nobody is being realistic. Even an original state house of 30-40 years is asking for $30-$50K COV!

Good morning Nirzham,

depends on supply and demand of the location you are looking at.

We just sold a 4rm flat at Sengkang close to highest transacted in that cluster, no COV.

No COV for 5RM flat at Keat Hong, sold at record price in that cluster.

But COV for 3RM in St George cluster.

As a practitioner in the market, I can feel that resale HDB market is moving and it has been affirmed by the flash estimates announced yesterday.
