Hi, there are definitely still units sold without COV in the market. However, it is needed to offer a acceptable price to find one.

Cause everyone wants to maximized their profits. Nobody is being realistic. Even an original state house of 30-40 years is asking for $30-$50K COV!

depends on supply and demand of the location you are looking at.
We just sold a 4rm flat at Sengkang close to highest transacted in that cluster, no COV.
No COV for 5RM flat at Keat Hong, sold at record price in that cluster.
But COV for 3RM in St George cluster.
As a practitioner in the market, I can feel that resale HDB market is moving and it has been affirmed by the flash estimates announced yesterday.
