I have a 3NG unit at 412 Bedok North Ave 2, and on the top floor at level 9. It is only 7 mins walk to Bedok mrt as well as bus interchange. Valuation is 355k and cov is only 15k.

Dear sir,

I believe as an owner, no one is considering selling at valuation but with minimal COV involved. Perhaps with some negotiation skills of the salesperson who can assist you, you maybe able to find a 3rm flat at valuation.
