Hi,
Actually, it is a case of supply vs demand. Flats that are further away from the MRT often tend to have lower or no COV. However, it depends on the seller and buyer.

Hi, this is not always the case, valuation is usually based on the recent transactions around the area. If the unit is sold at a price that didn't fluctuate too much, there might not be any COV.

I would say generally hdb resale demand is still quite strong across the whole of Singapore, especially flats near mrt or amenities or schools or a combination of all. Woodlands is always in demand due to the population size here and generally seeing more flats trying to sell above recent market transactions.

Not all, but mostly. Do your research right and align your expectations with market behaviour. If you are looking out for no COV units, then perhaps you should not expect that the unit is well renovated or near MRT. Maybe you can find those where there is ethnic restriction that could be in your favour. Read More
