Good afternoon,

If you are 70 years old and above, there is no need to wait out any period if you are getting resale property or under construction new condo. If you previously own a private property, you will have to wait out 30 months after the disposal of the private property before you are eligible to apply for new BTO flat from HDB. Other new BTO eligibility conditions also apply.

By the way, you don’t have to wait for 15 months and could go ahead to make the next purchase anytime in your case. But the next HDB flat purchase would have to be a 4 room flat or smaller.

You do no need to wait to purchase any resale HDB or private residential properties after selling your current property. As long as you are able to manage the purchase financially via your existing funds, or if you are eligible for any home loan to finance the purchase, you can purchase a resale HDB that is 4 room or smaller if your current property is a private residential property, however, if you are looking to purchase a bigger property, you will need to wait out a 15 months period. For BTO or SBF flats, there will be a wait out period of 30 months too.

Good morning Sir/ Mdm,

Care to share you are a proud owner of a HDB or private property now?

If you are a HDB owner, you can sell and buy any property including BTO/ new EC if you are eligible to.

If you are a private property owner, you can sell and buy back a private property. If you are looking at HDB, you are only eligible to purchase up to resale 4RM flat. If you wish to buy a bigger resale HDB, you have to observe a waiting period of 15 months from private property disposal before you can do so.

If you wish to apply for BTO or new EC (if eligible), you have to observe a waiting period of 30 months.

If your current property is a private property and you intend to purchase a HDB flat after selling, then you will only be eligible to purchase a 4 room or smaller resale flat. However if you intend to purchase a private property then you will not be affected. If your current property is a HDB flat, then you wont have any restrictions for the property that you are buying.

1) There is no wait-out period to buy private and HDB flats (4-rm and smaller) for your case.
2) If you are buying a 2-rm flexi lease flat then it is advisable you only sell after getting the keys for the flat.
