A question regarding the flat type for proximity grant. The hdb website states that for singles not staying with parents, the purchased flat type must be 2 - 5 room flats. However there are no restrictions if singles are staying with parents. It is silent for families. So it means families are free to purchase any type, as long as it is a resale HDB flat?

1. Yes for families there is no restriction regardless Resale or New Flat.
2. Restriction to 5rm HDB Flat is for Single.

Your understanding of PHG grant conditions for both singles and families is correct. There is no restriction in the type of resale HDB flat purchased for families in order to enjoy PHG grant. I have assisted few buyers purchasing EA/EM units and all of them have successfully managed to claim for the PHG grant. I am specialised in HDB transactions and a vast majority of my buyers managed to secure a house without COV despite the seller's market situation nowadays.
