a 2 year tenancy agreement was signed with a Singaporean for our 3-room HDB flat. Tenant left without a word after less than 9 mths. Do I get a refund of the commission paid? Agent told us tenant should pay but in this case she cannot be located. However other agents told me on the contrary. I am upset that we are not protected although we had done everything legally.

Hi Catherine,

I supposed you had hold 2-months rental from the Tenant as security Deposit. This should be enough to recover the agent fees that you had paid to.

Usually I will advise my landlord to inform us should there be any default rental payment more than the 7 days grace period. This is to ensure that should anything like this had happened, you still can get back something from the Security Deposit.

    Thanks for the reply. Assuming the tenancy was 12 months the comm would have been half month. I suppose this cannot be used to justify a refund? What is the point of getting an agreement signed with witnesses? What is the agent's obligation to me? Where is my right and protection?
