It could be one of the factors that affect the selling price, but buyers also look at other factors such as location and proximity to amenities.

Balance lease of fewer than 60 years will have its market price compared to these with higher leases.

What is your expectation?

Yes it might be one of the factors that affect the selling price as there will be more restriction from CPF for buyers who purchase HDB less than 60 years remaining lease. However,older HDB will also have its own market as some buyers only look at other factors such as size and location.

Hi,

The normal factors that affect pricing are:
(1) Connectivity
(2) Amenities
(3) School Zone
(4) Level
(5) Size

In Singapore, property less than 60yrs is the next major factor affecting selling price.
This is because majority of HDB flat buyer utilize CPF to finance their purchase.
There is a rules in CPF that property less than 60 yrs lease cannot fully finance by CPF.

Thus you lost almost all buyers who are younger than 50 yrs old. Unless buyer willing to fork out cash to purchase rather than using their CPF.

Yes, for a flat with balance lease below 60 years, the Buyers of these flats may have some restrictions on loan as well as CPF usage. Because of these restrictions, your targeted audience pool is reduced, hence it may affect the pricing for your flat.

The key concerns for purchasers looking into aged flats are mainly due to loan and CPF usage restrictions, especially for young purchasers who are looking to start up a family, where they are likely to leverage greatly in terms of home loan and CPF usage for the purchase.

For units where location is premium, I believe that pricing is not going to be a huge factor, but pool of purchasers is likely going to be limited to the downgraders who will be financing the purchase through cash.

Once the remaining lease is less than 60 years, potential buyers will face more restrictions when it comes to loan and CPF usage. Therefore the pool of buyers for older flats are usually smaller and more targeted marketing approach is required to attract those buyers who do not mind shorter lease.
