Afternoon,

As you are SC, aged above 35, you are eligible to purchase resale HDB unit under single scheme. As for MOP requirement, you will be required to physically stay in the unit in order to clock it up.

Theoretically MOP only consider if you are staying in there for 5 years. But you can always clarify with HDB on the MOP status.
