1) Should a couple purchase a 4 rooms or 5 rooms resale unit in Bedok?

2) I have heard that a 5 rooms resale unit will be harder to sell off in future, is that true?

3) Will there be a situation whereby a person is unable to sell off a 20-22 years old 5 rooms resale unit?

4) What if the owners are already the 3rd owners staying in the resale unit, will they still be able to sell off this unit?

Hi,

Below are my responses:
1) It depends on your lifestyle and family needs, some 5-room units are able to create an extra 4th room/study with the living space, it may come in handy if you are planning for a bigger family or have guests/parents coming over regularly.

2) I guess its depends as answer in (1) probably will mean there will also be demand for such room types. It just that most 1st-timers couples usually tend to get a 4-room for the 1st matrimonial home.

3) There are still plentiful of older 5-rooms that transact each month in every estate. Some value the extra living space, some need the location.

4) I don't really see this as an issue, some may interpret 3 ownership changes as the location/place is always in demand, on the other hand some may see it as a place people can't put up for long. It is subjective. If the unit is maintained well, has good attributes and marketed professionally by an agent, there will still be offers regardless of the property age.

Hi, it is not exactly true that a 5 room flat is harder to be sold. And I have assisted sellers of 5 room flat to dispose off their units successfully within 1 to 2 months of marketing effort. And by the way these sellers are either the 3rd or the 4th owners.

Dear prospective buyer,

For units in mature estate, the main issue of units not being able to find a right buyer is usually down to pricing it out of reach to the buyers. The next reason is usually due to ethnic restrictions (which could be made attractive by pricing it lower) or due to external factors like loanshark issue (which can also be made attractive by pricing it lower).

The decision to purchase a HDB is usually associated to affordability and convenience, however, if you have an eye to upgrade into private properties in the short future, perhaps proper financial planning will be critical in setting aside cash portion for other forms of investment to obtain the returns for the upgrade.

Below is my input.
1. Bedok is a mature estate, the recent development is Bedok Mall, it has almost everything within the shopping mall. Go for the area both of you like.

2. I don't agreed 5 room resale unit is harder to sell in the future. In fact I am more positive as the newer flat are generally smaller, family prefer bigger unit will choose to upgrade in the future.

3. 20 - 22 years are not old, unless is 35 and above then consider old.

4. it does not matter of how many owners, more important is the accessibility and convenient of the block.

Morning,

In the current market, the only batches of HDB unit that will have problem getting a buyer are those that's more than 40 years of lease. Irregardless of market situation, 5 room flats will have its group of buyers. However, it will be the pricing and time required to get the unit sold. In some of the matured estate, property flipping are common during olden days hence it is not surprising to see unit with 3rd or 4th owner.
