As you’re dealing with a complex situation involving inheritance and HDB eligibility. Here are my advice:

Since the Will indicates that the asset is to be inherited by both you and your sister, you should first execute the Will to legally transfer ownership to both of you. Since you are planning to get married and purchase your own matrimonial home, you might consider transferring your share of the inherited unit to your sister. This is contingent on her eligibility to own the unit. However, if your sister is not eligible to own the unit or is unwilling to sell it, as a co-owner of the inherited unit, you would not be eligible to purchase your own resale HDB unit.

Is your sister eligible to own the HDB solely on her own? If she is eligible and financially ready to do so, then she can purchase over your share of this HDB so that will allow you to look into purchase a HDB with your family. Otherwise, you are ineligible to purchase a resale HDB.

You may wish to communicate more closely with your sister on the plans moving forward.

Hi,

You cannot take over the inherited HDB if you already owned one with your spouse and plan to keep the existing HDB. So your share naturally will have to be transferred to your sister.

If she does not want to take over or is not eligible to take over, the next possible route is to either sell it in open market or surrender the unit to HDB. So there needs to be a joint decision to take first, on what to do with the unit.
