1)My friend is a single PR. I assume he cannot buy a new EC, BTO & HDB. Can I buy a resale EC, resale BTO or any government subsidies scheme?

2)As a single PR, can he buy a private landed property?

3)Assuming answer to (2) is nay, what is the property types closest to a landed that he can buy? Example, ground floor of an apartment with private compound? Ground floor of a walk up apartment? corner lot of a terrace condo?

4)We are a PR couples, own an HDB>5yrs, can I buy a private house or EC without letting go this HDB?

5)If the answer to (4) is nay, can we buy a new Condo before selling the HDB? When do I have to sell the HDB?

Hi Mark,

Single SPR can only buy resale EC, resale HDB and most condominium developments. There are no subsidies for non citizens. SPR can't purchase landed property without approval from the authorities. For SPR couples, have to sell hdb if they purchase condo. It is better if they sell their hdb first before buying condo so they will not incur higher taxes.

Hi Mark,

1) As a Single SPR, he will not be able to buy any subsidised housing but he will be able to purchase a resale EC. For SPR, he can only buy a landed property in Sentosa. There are no restrictions for strata titled properties so he can purchase townhouses or landed properties within a condo development.

For SPR, you will be required to sell your HDB once you have purchased a condo unit. If the condo is a new launch, you are able to sell your HDB within 6 months from the completion of the new condo.
