1. I sold my private property in June 2022 before the cooling measure. I do not own a property now.

2. My husband owns a property private property and is going through the sale process now. Estimated completion is July 2023.

3. I intend to buy a resale HDB flat as a sole owner.

Here are my queries:

a. Can I purchase a resale HDB now?
b. Or must I wait until my husband's property sale completes?

Good afternoon,

Due to recent changes in housing policy, private property owners (PPO) have to wait out 15 months after selling their private property before they are eligible to purchase resale HDB. There can be an exemption if the PPO are 55 years and above buying a HDB 4-room size or below.

If the above is not an issue, for your scenario, you can purchase as a sole owner but your spouse will need to be included as an essential occupier to form the family nucleus to be eligible to purchase the resale HDB. Assuming you are 55 years old and above buying HDB 4-room, you can purchase the resale HDB now no issue.

Unfortunately you are unable to purchase a resale HDB, and even after your husband's property sale completion, you will still need to wait out a period of 15 months, unless both of you are 55 years and above then you are able to purchase a 4 room resale HDB or smaller unit.

Husband and wife is considered as an entity, as such, there is no way you can purchase resale HDB unit as sole owner, which the need to add your husband as essential occupier. But as he will be gated by the 15 months wait out period, unless he is above the age of 55.

Good morning Miss,

You have to purchase resale HDB with your husband under public scheme as both of you are married.

If both of you are aged below 55 years old, you have to observe waiting period of 15 months before eligible to buy resale HDB.

If both of you are aged 55 and above, the above wont not be applicable but you can only purchase up to 4RM flat.
