1) I am thinking of selling my EM(CCK) and downgrade to a 4room(CCK). my question is what is the current market practice in term of who pays the agents commission?
2) Should i sell 1st or should i look for a flat that i wish to buy first?

Afternoon,

The seller will pay his agent for the selling and the buyer will pay his agent for buying. Dual representation is not allowed, within the same unit.
Whether to buy or sell first, it would depends on many factors. The most important one is your financial status. Do you need the money from your sales to be pump back into your purchase? Are you looking for very specific requirements, during your purchase? Where is the actual location of your current unit? There are many more factors to consider, before I can advice on the action plan for your second question.
