The Feb 2022 HDB Geylang BTO has launched! Named Dakota Crest, the project is located only five minutes’ walk from two MRT stations, Dakota and Mountbatten. It is also within walking distance of the Singapore Sports Hub and less than a 15-minute drive to the CBD, thanks to its city fringe location.
Based on past BTO application rates, central and city fringe BTO locations are always in high demand. Now that the Prime Location Public Housing (PLH) scheme has kicked in, any city fringe locations that don’t fall under the PLH are expected to get extra attention. There are only two BTO launches within mature estates for the upcoming February 2022 launch. The Feb 2022 Geylang BTO does not fall under the PLH, making it ideal for those who want a home close to the city but do not want to be restricted by PLH rules.
As far as location is concerned, the Dakota Crest site is extremely well-placed. Bounded by Old Airport Road and Jalan Enam, it is located right opposite Old Airport Road Food Centre. The site sits in a parcel between two MRT stations on the Circle Line, Dakota and Mountbatten, both of which are about 5 minutes’ walk away.
From Mountbatten MRT, the ride to Telok Ayer MRT in the CBD is a mere 11 minutes; the ride to Dhoby Ghaut MRT is 12 minutes. By bus, you can get to Orchard Road in under half an hour. Multiple buses connect you to the trendy Joo Chiat/Katong area which is chockful of cafes and bars. The chic Guillemard Road/Geylang area has many pocket-friendly watering holes you can head to for Happy Hour.
There is a whole host of amenities in the vicinity, including the Kallang sporting precinct and Kallang Wave Mall, as well as celebrated food and lifestyle options like Goodman Arts Centre and the Old Airport Road Food Centre. PLQ Mall, Paya Lebar Square and the SingPost Centre are one stop away from Dakota MRT station.
For families with kids, there are numerous popular schools in the area to choose from, including Dunman High School and Tanjong Katong Girls’ School. There is a park connector which leads all the way to the Marina Barrage and Bayfront area, which is great for those who like to do long-distance running or take bike rides.
In other words, this launch can do no wrong in terms of location. But competition for the 440 units is likely to be fierce, and buyers will have to be prepared to pay a premium for the coveted city fringe location.
Dakota Crest Geylang BTO Price (Feb 2022 HDB BTO Launch)
With just 443 units of 2-room Flexi, 3-room and 4-room flats up for grabs, the HDB BTO Feb 2022 Geylang project is likely to be oversubscribed. The last Geylang BTO launch in May 2021 saw an overall subscription rate of 2.1 for 2-room Flexi flats, 3.6 for 3-room flats and 5.5 for 4-room flats.
Due to its city fringe location in a mature estate, HDB flats in Geylang tend to command a premium, with prices for 4-room BTO flats being close to half a million dollars. Prices are similar to the Dakota One HDB BTO August 2020 Geylang launch.
According to HDB’s resale statistics, the Q4 2021 median resale prices for a 3-room and 4-room flat for Geylang are $293,900 and $630,000 respectively. So future residents can expect to see a modest, but healthy return, if they decide to sell after the 5-year Minimum Occupation Period (MOP).

The February 2022 Geylang BTO project is located in between Mountbatten and Dakota MRT stations, both on the Circle Line. From Mountbatten MRT, residents can reach Telok Ayer MRT in the CBD in 11 minutes and Dhoby Ghaut MRT in 12 minutes.
Dakota Crest residents also enjoy very easy access to the other lines on the MRT network. The North East Line is just one stop away from Dakota MRT via Paya Lebar Station, while the Downtown Line is two stops away via MacPherson Station.

Office workers rejoice! The February 2022 Geylang BTO project is in an ideal city fringe location, which makes commuting to the CBD quick and easy. As mentioned earlier, by MRT from Mountbatten MRT, it takes just 11 minutes to reach Telok Ayer in the CBD and 12 minutes to get to Dhoby Ghaut station.
Those who commute by car can reach Raffles Place in less than 15 minutes via Nicoll Highway or the ECP, both of which are swiftly accessible via Old Airport Road. There are direct buses, to Orchard Road and Vivocity which run late, which means you can take a bus home after a Friday night out and reach home in about half an hour or less.

The February 2022 BTO Geylang launch is expected to see high demand and be heavily oversubscribed. The project enjoys an excellent location and amenities but offers a limited supply of only 443 flats.
For young couples looking to start a family, the 4-room flats, which come with three bedrooms, would probably be a top pick. With multiple prestigious schools like Chung Cheng High School (Main), Dunman High School and Tanjong Katong Girls’ School located within walking distance, schoolgoing children will be able to save on commuting time.
The project is also likely to be popular with affluent childless couples due to its central location and proximity to the CBD and sporting facilities. For this group, who can consider smaller flat types like 2-room Flexi and 3-room, the project offers excellent lifestyle perks and convenience when commuting to work or social occasions.
Unfortunately, singles cannot apply for the 2-room Flexi flats as they are located in a mature estate. But resale flats in the neighbourhood are an option, albeit a pricer one.
