The Condo Covenants, Conditions, & Restrictions (CC&Rs) are a set of regulations on residents of the condominium. The rules and regulations are laid out by the Condo Homeowners Association to make living in the condo comfortable for everyone. It applies to everyone residing in the condo, be it the owner, tenant, or guest.
Whilst CC&Rs differ according to the condo associations, there are several standard CC&Rs. Some common ones seek to regulate noise levels, levels of renovation works, and the use of communal facilities. Some may even regulate the rearing of pets in the development. It is therefore a good idea to familiarize yourself with the CC&Rs prior to purchasing a unit in the respective development.
Though CC&Rs seem to be limiting, they are put in place to allow everyone to enjoy a comfortable living environment. In a way, it maintains order and structure in the condo community.
