Demand for residential property shows no signs of abating. In spite of Phase 2 (Heightened Alert) COVID-19 measures, PropertyGuru’s Singapore Property Market Index Q3 2021 recorded the continued growth, albeit at a slower pace, of private property prices.
So, which condos attracted the most buyers in Q2 2021? Here are the top 10.

1. Irwell Hill Residences – In the Heart of the City

Location is still king, as evidenced by top-selling condo Irwell Hill Residences’ ultra-central address on Irwell Hill in the heart of River Valley, a stone’s throw from the Orchard Road shopping belt.
The upcoming 99-year leasehold condo development, which is expected to receive its Temporary Occupation Permit (TOP) in 2026, will be situated about seven minutes’ walk from Great World MRT (opening in 2022) on the Thomson-East Coast Line and 15 minutes’ walk from Somerset MRT on the North South Line, as well as a short walk from Orchard Road malls like Wisma Atria, Ngee Ann City, Paragon, 313@somerset and The Centrepoint, to name just a few.
Other than reaching the CBD on foot in under 40 minutes, residents can also benefit from the plethora of amenities in the Orchard area, including the National Library Board’s Orchard branch and private medical facilities like Mt Elizabeth Hospital and Camden Medical Centre.

2. Provence Residence – Affordable without Sacrificing Connectivity

The Sembawang area has benefited from improved public transport links since the opening of Canberra MRT on the North South Line in 2019, and Provence Residence is a new 99-year leasehold condo development that has swooped in to occupy a plot located just seven minutes’ walk from the new station.
The development is affordably priced due to its distance from the city centre, while still offering good connectivity thanks to the presence of a nearby MRT station.
Expected to receive its TOP in 2026, the development will be a large one, consisting of nine 11- and 13-storey blocks. It will enjoy a choice location in the neighbourhood, with a Sheng Siong Supermarket just around the corner and malls like Sembawang Shopping Centre and Sun Plaza located an easy walking distance away.

3. Treasure At Tampines – Very Affordable Entry-Level Condo

Treasure At Tampines retained its crown as one of the best-selling condos in the last quarter, thanks to its friendly prices. Units start in the $600,000 range, making it one of the most affordable entry-level condos on the market.
Located on Tampines Street 11 about 15 minutes’ walk from Tampines West MRT on the Downtown Line and Simei MRT on the East-West Line, the 99-year leasehold development, whose TOP is expected in 2023, will also be located within walking distance from the Tampines Park Connector, as well as amenities like Changi General Hospital and schools like Angsana Primary School, Tampines Secondary School and Changkat Changi Secondary School.

4. Normanton Park – Great City-Fringe Location

Normanton Park’s city-fringe location has made it a big hit with buyers who wish to live close to the West Coast area and the National University of Singapore, while still enjoying quick connectivity to the CBD via the AYE. Normanton Park has also been very popular among property agents themselves.
The 99-year leasehold mixed-use development at Normanton Park, which is scheduled to receive its TOP in 2023, will comprise apartment units, strata terrace houses and commercial units, and is located about 17 minutes’ walk from Kent Ridge MRT on the Circle Line.

5. One-North Eden – Attractive Location Near Tech Park

This 99-year leasehold condo at Slim Barracks Rise, which is expected to receive its TOP in 2025, consists of two 13- and 15-storey blocks of 165 units, making it an alternative for those who prefer low-density living.
Sandwiched in between the highly sought-after Queenstown and Buona Vista areas, One-North Eden is located in a peaceful neighbourhood just 6-minutes’ walk from Buona Vista MRT on the East West Line and 7 minutes’ walk from One-North MRT on the Circle Line.
It is also located at the doorstep of the business park at One-North, making it ideal for those who work in the area. For post-work relaxation, lifestyle hub Holland Village is less than 20 minutes’ walk away.

6. The Florence Residences – Close to Sporting Facilities

Located about 14 minutes’ walk from Hougang MRT and 15 minutes’ walk from Kovan MRT, both on the North-East Line, The Florence Residences is a 99-year leasehold condo on Hougang Avenue 2 that owes part of its popularity to its relatively affordable prices, with the smaller units going for under $700,000.
The development, which is expected to receive its TOP in 2023, is perfect for those who need a home within the next two years. The Florence Residences will consist of nine 18-storey blocks and 1,410 units, making it a big, high-density project.
Sporty residents will enjoy the proximity of the Hougang ActiveSG Stadium and Sports Centre, while shopping amenities like Hougang Mall and Heartland Mall will be located within walking distance.

7. Midwood – Easy Access to MRT Station and Nature

Situated in the peaceful and green Hillview area just 4 minutes’ walk from Hillview MRT on the Downtown Line, Midwood will enjoy one of the most convenient locations in the Upper Bukit Timah zone. The 99-year leasehold condo, which is expected to receive its TOP in 2024, is also relatively affordable, also featuring units under $700,000.
The location is ideal for nature lovers thanks to proximity of green spaces such as Dairy Farm Nature Park, Bukit Timah Nature Reserve, the Singapore Quarry and the Rail Corridor. The development is also located right next door to HillV2 and about 10 minutes’ walk from Rail Mall, which houses a Cold Storage supermarket.

8. Parc Central Residences – First Executive Condominum (EC) launched in 2021

Parc Central Residences, located on Tampines Street 86, is the first EC launch of 2021 and offers buyers the chance to live in subsidised housing in a mature town, while enjoying condo-like facilities such as swimming pools.
The property is located just opposite Paya Lebar Air Base and will be about 23 minutes’ walk from Tampines MRT on the East West and Downtown Lines, and 24 minutes’ walk from Tampines West MRT on the Downtown Line. It is expected to receive its TOP in 2023.
The development’s 3-, 4- and 5- bedroom apartments are big compared to those at other ECs and entry-level condos, making it ideal for residents who prioritise space.

9. Avenue South Residence – Excellent City-fringe Location

Consisting of two massive 56-storey towers and five smaller four-storey blocks, Avenue South Residence is a mixed-use development that will feature shops and a childcare centre in addition to residential units.
The development, which is expected to receive its TOP in 2023, occupies an enviable location on Silat Avenue in the Bukit Merah area on the city fringe about 19 minutes’ walk from Outram Park MRT. Those working in the CBD will be able to reach the office on foot in about half an hour.
The development is also located near schools like Zhangde Primary School, Radin Mas Primary School and CHIJ (Kellock) and medical facilities like Singapore General Hospital and the National Heart Centre, making it a convenient location for children and the elderly.

10. Hyll On Holland – Freehold Condo in Prestigious Area

This exclusive freehold condo development is located on Holland Road in the affluent Holland/Bukit Timah area about 15 minutes’ walk from Holland Village MRT on the Circle Line and a short drive from the Orchard shopping district. Slated to receive its TOP in 2025, the development is a medium-sized one consisting of 319 units spread out over six 12-storey blocks.
Thanks to Hyll On Holland’s prime location, residents will be within half an hours’ walk of lifestyle destinations like Holland Village, the Botanic Gardens and Dempsey Hill, as well as under 10 minutes’ drive from schools like ACS (Independent), Hwa Chong Institution, Singapore Chinese Girls’ School, Methodist Girls’ School and Nanyang Girls’ High School.

Which is the Best Condo to Buy?

There’s no ‘best’ condo for everyone, but for those with no budget restraints, Hyll On Holland and Irwell Hill Residences are attractive choices as they are located in highly central, prestigious areas which are in great demand with both buyers and renters.
Those on a budget, on the other hand, might wish to opt for Treasure at Tampines, which offers affordable entry-level units in a popular mature estate.
