$1mProfit,10% Yield Condo Made ppl Jealous!!!
It is common those not able to buy the unit will talk bad about it, so hopefully the price will be down for them to buy. The Madeira already cross $1055psf, and even a 2bed room rental is at $4000. Got true record at http://www.ura.gov.sg/realEstateIIWeb/transaction/search.action That is rental yield about 5% - 10% depend when you buy it, it is one of the highest rental in Singapore for any serious Investor. and It is a pot of Gold for own stay owner as the price will just keep on raising. Why i speak good about this unit? because i know many had profit close to $400,000 to $1.3Million over a 2-6yrs period only! and i got friends still stay there because they got too many good thing to enjoy - 1. Amazing Sky View to show off ( i was shock when i see the view ) 2. Indoor & outdoor Stadium for family cohension & keep fit. 3. Price at the 100+ shop near by just too cheap, can't even feel the inflation pressure. 4. Once the 2nd Financial Hub set up, price will raise, when Bukit Panjang Mix development condo launch, price will jump, there many internaional school will be launch, check out the URA Concept plan and MOE information. That only mean one thing - UP Up UP for the price and more happy for those who stay there. 5. This is one of the PAP highest vote area in 2011 GE, they will do all they can to ensure resident here well taken care, many good thing are happening at Bukit Gombak, Bukit Batok area already! I also wish to buy a unit here to stay near my friends so our kids can enjoy the Firstclass swimming pool, Gym, Function room, playground together. but got to wait cooling measure remove first!Was this review helpful? just a strange location
I don't like the location of madeira as it is in the lousier part of bukit batok (gombak) away from the central. for location, I would go for bukit batok east or central.Was this review helpful? Report review -

location not fantastic
the location of madeira is not fantastic, especially when it is near gombak mrt and not bukit batok mrt. imo living in bukit batok is always considered more superior to living in gombak, being the poorer cousin. all action in bukit batok is centered in the central and around west mall, so in terms of location, it is not ideal. if going for facilities, i would go for condos like regent heights that has more to offer and looks more opulent. as for nearness to mrt, i would go for the jade, which is beside west mall.Was this review helpful? Best in the West
This condo is undoubtedly the BEST in the West. At an average psf of $741, it is definitely value for money compared to other condos near to MRT stations. The compound is superbly designed with plenty of open spaces, gardens, wide walkways and a huge swimming pool. One remarkable feature is the small build-up area (< 20% of total land) compared to open spaces, with ample spaces to stroll, swim, etc. [P.S., many condos nowadays have large build-up area with cramp spaces, narrow walkways, pools squeezed so close to the blocks that one can accidentally fall into the pools, or even dive into the pools directly from the unit ! ]. The condo also has great amenities (household stores, wet markets, 24-hr supermarts, coffeeshops, etc) with absolute convenience in buying daily necessities, groceries, meals, etc. It is also perfectly situated away from the busier main roads and MRT tracks, thereby providing a peaceful ambience. Inside the condo unit, every inch of space is well utilised with no bay windows. With full height windows, the living hall and bedrooms get maximum daylight and ventilation. The kitchen is bright, spacious with a big well sheltered yard. Residents in higher floor units enjoy plenty of open scenic views of lush greenery, hills and nature reserves. Designed as 3 tower blocks and located within Bt Gombak hilly area, this condo is especially windy due to wind channelling effects. Most residents here do not need to use their air-con at all. Lastly, the condo has been newly painted last year with its original grey+white theme matching perfectly with its modern design of big glass window panels and minimal concrete walls. Its 3 tower blocks have a beautiful architectural design capped with nice arc-shape structures, that is both elegant and visually appealing like a new modern condo. [In contrast, some condos can have very pathetic design that look not much different from public HDB blocks; some look even more like flatted factories !].Was this review helpful? Report review -

One of the best condo in the West
I have been looking around for a condo. Saw many developments in the east, central & west. Finally, decided to buy a unit at Madeira as the current price $600+ psf is very attractive. At this price, there is great upside potential. Moreover, we the coming Jurong Lake District development will definitely cause the valuation to go up (only 2 MRT station away from Jurong East). Capian at Lakeside MRT already asking ave $850. East & Central side is asking around ave $1000+. Excellent development with great upside potential.Was this review helpful? Report review -

Best Choice
In my view out of almost complete viewing 20 condo projects in Singapore Western region, this Condo is best in terms of value for money, close to facilities and easy to approach City.Was this review helpful? Report review -

Fantastic Unit
Had seen this couple of months back and again as an optimistic buyer, wanted to see many more units in many more condos. After wandering atleast 7 -8 condos and viewing 50+ units, I realised this is the BEST condo in terms of value for money, return of investment, cosy style, good ambience and neverthess our day to day needs of amenities, shopping, transportation. Adding all factors, I realised the units in this condo is best choice. Needless to say, I had option to buy private housing in other countries as well but looking at the pace of positive and rapid development of Singapore, no doubt, best choice of country for investment is Singapore!Was this review helpful?
