Good value, quality and convenience
The Madeira stands out with it's high quality built materials and modern design, coupled with convenience to access MRT, wet market, 2 supermarkets, outdoor nat park, sports hall, schools, etc, etc.Was this review helpful? Report review -

Poor Layout and construction noise
Went to look at a unit which is facing the community centre and realised that there is a piece of land which is the construction of HDB Bukit Gombak Vista flats which will only complete in 2018. So for those looking into buying, do take note that the loud construction noise and dust polution as you may not know if your unit is not facing the construction site. Check the property guru map for details. Interior layout is not good as the master bedroom is not square in size and the bed share the same wall as the toilet cum bathroom which is bad for health in the long run.Was this review helpful? Surprise to find this Treasure-The Madeira
From $400+psf in 2003 to now $1000+psf. This really a Treasure! Had take a walk around this Condo area, the Community Centre is full of great activities, the open area are often organise with lot of events that add value to those who stay near by. The Coffee Shop, Wet Market, Giant mark, 1st Class Tuition Centre and many more, nowadays seldom can find all these 7 in 1 concept Condo. Really a treasure that worth hold it for life. No wonder not much people want to sell, as they know as long they hold it --- when HillView area is up, when Jurong Business Hub Concept come true, they will be the one laughing all the way to the Bank. Jurong & HillView new launch condo already crossing $1500psf to $1770psf, it is not surprise when that 2 area market value cross over $2000psf, this Condo will easily reach $1499psf. Those negative and cannot see far, will never discover this Gem. Those positive and with good knowledge, will able to find such Treasure even in the market nowadays. Regimen
Location and amenities aside, I used to stay in this condo and it has one of the most regimental condo mgt committee comprising of a bunch of men who will kick up a ruckus over the tiniest things in the condo and impose a million rules. Staying in a private property no longer feels "private" when unnecessary rules are being imposed by a bunch of inflexible residents whose time I feel can be put to better personal use.Was this review helpful? Madeira - Best in West
The Madeira is the Best Condo in the West, i saw the rest of bukit batok condo ranking, none win this condo. Not surprise because 1. It is nearest to MRT. 2. It is next to Community Centre. 3. It is next to many , Child Care centre, Primary, Secondary School. 4. It got Macdonald, many food court, many shop available once you step out from the gate!!! 5. It Near the Stadium, Indoor Hall, those foreigner like physical fitness will love it. 6. It easy to rent out and command higher rental yield. Am i staying here? No, but was invited to friend baby full party at the function hall, the dining area, swimming pool was the plus plus points! Maybe one day we should move ourself from East to West when near retirement age, but by then The Madeira which facing the beautiful view may had Enblock, as the potential is super good , take into considersation of recent Jurong area 2nd Financial Hub potential. If Jurong Gate Way condo can sell at $1700psf, we won't be surprise when this condo Enblock 10-15yrs later, it will hit $2000psf! Lousy price n location
Prices hv already gone up to the max as a forumer has said , leaving little room for capital gain. For an owner to earn $1 million from a unit in a few short years speaks a lot about how much meat is left on the bone for a future buyer. As for location, I agree that Gombak is always the poorer cousin of bt batok central in terms of amenities.Was this review helpful? Report review -

Overpriced and overrated
I think Aaron (posted 17 March 2013) says it all about this project. He mentioned that previous owners have profited a lot from this project by more than $1 million, suggesting a huge price increase from before. If that is the case, this project has probably reached its maximum potential and is due for a price correction. My humble opinion is that for bukit batok condos, it is a plus point to be near little guilin, bukit batok central, or near the bukit timah belt or hillview as these areas have more prestige and recognition. bukit batok central is at the heart of where all the activities are and not bt gombak. It is like comparing the area around jurong point and joo koon, where do you want to live near?Was this review helpful? Report review -
