Honest review and observation
My wife and I sold our place at the East recently, were looking for a replacement property for own stay with our 4 years old. After visiting a few units within this project, my observation: Pros: - spacious outdoors, green landscape - next to Bukit Batok Nature Reserve - big space with plot area of >800,000 sq. ft. (unlikely to go enbloc due to the size) - 2 large pools (but uneven design catering more for children, cannot do laps in the pool) - 20+ mins walk to nearest MRT - suitable for own stay, especially for retiree who do not mind the old and ageing design and facilities - minimart available in the facility - available of larger units which are >1000 sft for bigger family unit Cons: - units are aged, old and run down; facilities are not well maintained and a little creepy at night; spoke to a few tenants by the pool side and was told that the main pool always closed due to issues - weekends can be messy and crowded esp. at the pool and the gym; pool facing units at middle to high floor will be a nightmare due to the noise - location is very awkward and outside prime area of Bukit Timah and Bukit Batok; amenities are far, although 20+ minutes’ walk to MRT is considered alright - may not be ideal for investment; capital appreciate was at the lower end, and will be even lower if enter now at the peak of the market; rental yield is at negative territory; enbloc rating being rated as “UNLIKELY; less than 20% chance” based on EdgeProp leading indicator (refer enbloc calculator https://www.edgeprop.sg/en-bloc-calculator) - for the few units which we have visited and viewed, the natural lightings are not great, and very old fashion flooring marble tiles - My taxi driver got lost between Toh Tuck Road or Jalan Jurong Kechil entrances which can be confusing -

Not what it seems
Current tenant. Noted it is really warm in the kitchen. Unless you love sauna, this is serious flaw in this condo basically due to it's design. You hardly feel the wind when you are in your unit. Need to keep aircondition switched on for comfort. As for investor, the rental yield is low hence not ideal. As for owner, cross finger that there will be enbloc soonest. Quality of finishing is average. What surprises me is just how hollow the flooring felt in all the rooms which I doubt is even made of wood. -

A Great Place To Live
My family and I owned a few units and have stayed in this condo for 16 years now and we don't encounter insects nor ants issues. The fact is, hard to get the natural lush green, excellent terrace landscaping, vast open space and spaciousness plus high quality of workmanship anywhere in Singapore as a replacement. It remains a nice enclave and plenty of generous spaces to breathe. This is condo living like no other. This is truly a private resort style retreat after a day's work in the city. Which by 2016, you can get back home with the MRT less than 10 mins. Not to mention, this condo was featured in numerous major newspaper articles. regarding high demand to purchase a unit here. Actual fact is there are many buyers but few sellers in Signature Park. It is difficult to find owner to part with his beloved home and I am definitely one of them. -

Not a great place to stay
After staying here for almost a year, we find that it is not a great place to stay as it is claimed. The walking track becomes slippery when it rains which is not good for old people. During night you find insects flying into yr house as when they like. There are ants all around the house, do not from where they come from. Cannot leave any sugar items outside. I am sure you can find a better place to stay in Singapore than this place. -

Great Investment
Its neighbouring condo projects are going for enbloced. Sooner or later Signature Park will also be enbloced as it is a FREEHOLD project and Singapore is a land scare country. We have an area of 800,000 plus sq ft, it is a massive area as compare to many new condos. Further to this it is very convenient once the Beauty World MRT is reaady and lots of nearby new condos with mixed developments are ready. Travelling to anywhere is very convenient too eg. IMM, JEM,Orchard,Gateway, Bukit Panjang and etc... -

Great Investment & Potential
Great space with plot area of 813,000 sq. ft. plus as provided by the Mgtment staff. Great landscape and greenery, as compare to some NEW condo (the blocks are very near to each other). Great potential for furture price appreciation once Downdown line 2 MRT at Beauty World is completed in 2015. With this MRT ready, getting to Newton or Orchard is around 12 to 15 min. train ride. Further to this our neighbouring condo Green Lodge has already been EN-BLOCed. Two Very big swimming pool but not crowded throughout the days. You just need to come to see for yourself. -

Not like it used to be
When it was first built, it was great. Nice facilities etc and I grew up playing tennis there. But now, the whole place was messy and crowded and not well maintained. Especially on weekends, place feels like a pasar malam. Facilities run down. Check out the club house & you'll know why. If you have friends & relatives, they will also tell you what happened on a couple of sad accidents. -

Honest Review
When I see the posting and review, thought it is a gem. After visiting, I conclude the freehold here is that you are free to hold!! Unless you like running on a regular basis, amenities are far and future MRT is even further. Units are dull and did I mention the putting green.Only good thing is that it is really big!! -

best investment free hold condo in D21
This property is one of most worth to invest property even at today $1k psf, when you compare to other condominium/apartments around D21. 1. Goodluck Garden 30yr old at downhill of Signature Park at >$1k psf 2. Symphonic hieght at Hume Ave >$1k psf 3. Southhaven >$1k psf where it is noise and heavy traffic along Upper bukit timah road. 4. Mamplewood at $1400psf. Signature Park have great facilities and big condominium environment. The building is really good quality with high quality marble for the floor and bathroom. The first launching price was 700 psf 10 years ago while maplewood around 800 psf at that time. I think it is because there is no mrt in close distance. I am SURE it will increase in price while beauty world mrt is ready in 2015. Moreover, beauty world shopping area will be re-develop once MRT ready in 2015. -

A great place to live
Bought a unit in this condo. It has fantastic landscaping. Building has very high quality workmanship.Moreover it is close to nature, quiet, serene plus convenient to the best food haven & future MRT. -
