    Gem in the City

    This is comfortable condo to live in Singapore. The location is excellent (near to Orchard, restaurants and city). Facilities are very generous with big grounds. Most new condos have minimal green grounds. Overall, I am very glad we chose this place.

    You get what you pay for.....

    I am facing the putting green, and since the construction of the new condo opposite, this place feels like Hong Kong. Not much privacy when neighbours can look in your house, not much breeze anymore due to proximity to other building.... On the other end, the mosquitoes situation hasn't improved at all and you pretty much need to live with closed windows.... I suppose you get what you pay for.....

    D9 Aspen in demand

    I've noticed no shortage of takers, either for sale or lease units at Aspen Heights. Proves that the location, facilities and nearby amenities are still popular with investors and residents alike. I'm an owner resident since the beginning and moved to agree with Kat's comments in the previous review. I have the following to add: It is pointless for owners and management to expend valuable currency maintaining and upgrading the estate only to be misused and degraded by a handful of recalcitrant offenders. Residents deserve better than substandard attitudes towards noise and social etiquette shown by some quarters. There is simply no excuse for poor behavior and etiquette at the expense of others. By this I refer to those who do not mind their children, maids and pets well, dispose of their waste indiscriminately, clutter corridors, noisy inconsiderate behavior in common areas. There are over 2,000 residents in Aspen Heights sharing the common and strata spaces. Is there even a need to explain the reasons behind the rules limiting noise in high density living and operating machinery in limited common spaces? Yes it is true the floor slabs are rather thin and that noise does travel in this development because of the building design. All the more reason for residents to be especially considerate to neighbors and take noisy activities out of the estate. It is incumbent on the management to take a firm stance on the items I mention. I certainly would not like to see Aspen Heights deteriorate into an uninhabitable dump, a circus with little enforcement. To this end I commend those who sacrifice their time and effort with no pay at all to keep everything running day-to-day.

    Fort Canning MRT soon for Aspen Hts

    wonderful news, residents of Aspen Heights can look forward to improved transport amenities with progress at nearby Fort Canning MRT well on track and up to 80% complete. Values can be expected to appreciate with all the recent asset upgrading and painting, water proofing works scheduled next year. In Singapore, residents need to cooperate with the authorities to make an estate livable, those who are unable to fit in have every right to move on, after all there are so many new condominiums waiting to welcome them. Flaming and media blackmail is mischievous and wrong behavior by any standards. Its the sort of cyber bullying that forces kids in some countries to take their own lives. For me the Aspen Authorities and Management are just doing their jobs, otherwise who will keep residents safe, settle issues and disputes amongst neighbors, the lifts, plumbing & electrical working? I am told some of the management do not even get paid to do all these duties so I remind these tenants to think not only of themselves but for the collective when making their demands. Many rules by condominiums today are either laid down by the government, property developer (as condition for obtaining building permit) or owners, decades ago. Tenants are welcome to try and change them if they are able, but comments blaming or firing management are clearly stupid because the next management are still obliged to follow the rules or risk dereliction of duty. People know for a fact no condominium has unlimited resources to provide residents what they want and every condominium has rules so the estate can be peaceful and tranquil. At the end of the day, the condominium is where people come home to get much needed rest and sleep.

    Disappointing

    Decent location however if you are looking for a home, then you will be extremely disappointed. Mostly families (tenants) living there, but with a few retirees ruling the condo, I hear parents complaining that management is too strict preventing their kids to play... Lots of neighbours have had leaking pipes and humidity problems. Soundproofing is terrible, I can hear my neighbours walking every morning so forget about privacy. The gym room was refurbished but same old equipment….for a development with this many apartments, not sure what they spend their money on. The pm should do a much better job of it!

    Planning to move out

    Read some of the reviews below and you will understand why.... Mostly down to management and council doing a poor job at maintaining the right balance in an estate with ample space to cater for all. Taking pictures of 4-8 years old kids playing simple games in the estate and threatening their parents is not the right way to handle this sort of matter. Very disappointing...

    Managemement should be fired

    I second all the negative reviews below. I had moved to Aspen as it was a nice place for family. Not anymore. Management/guards asked to police the kids constantly, no jumping in pool, no inflatable toys allowed, no simple ball games, no cycling, no scooter, no skate.... in such a large estate. This is ridiculous. I now hear they don't want any of the celebrations that kids and adults alike used to love. No lantern festival, no Diwali celebration etc... This place is not what it used to be.

    a bit of common sense

    I have enjoyed living in this place for almost 10 years. The current management council lacks common sense and reasonableness to ensure this place remains liveable for all residents. This creates a lot of misunderstanding and unhappiness amongst residents. What used to be a family friendly place is no longer so, sadly.

    A noisy, crowded, unruly place

    Having lived here many years, it has become almost unlivable over the past few. On the weekend or in the evenings, scores of noisy kids are everywhere and there are many, many more children than a few years ago, they rule this place and it is very unruly. Simple courtesy and condo rules are blatantly ignored and many parents do not even attempt to control their kids, and in fact defend their kids when they break rules that are meant to maintain harmony. The many kids ride bikes, scooters, skateboards in the common areas with no regard for others people walking or trying to relax, as is their right. The kids do need a place to play, not so sure that is the condo’s responsibility to cater for that, but that should not excuse them for playing in areas that other tenants have the right to enjoy without being constantly inconvenienced and disturbed by the constant zooming around, footballs flying dangerously and screaming at the tops of their lungs. The noise at the pool every afternoon, evening and throughout the weekends has become so cacophonous and crowded it is no longer worth going there. Property agents know better than to take potential clients there in the late afternoon. The location is great but the living conditions, and the condition of the place have become markedly run down, and frankly, degraded in the sense of the quality of tenants, unlike it was just a few years ago. Owners of this place will need to consider their property value will decline if something isn't done, it is more like an HDB at this point.

    Gem near Orchard

    love to shop in the city and temple near tank road. Has all the conveniences. meidi-ya nearby has a good selection of meats and fresh fish. for unwinding, Clarke Quay and Mohd Sultan have lots on offer. Transport links - your best bet is Dhoby Ghaut interchange where several lines stop. Favorite Mall Takashimaya - has the best stuff. Whats not to like?
