HDB launches 3,095 flats in Feb sales exercise

The Housing and Development Board (HDB) launched 3,095 Build-To-Order (BTO) flats during the first sales exercise of the year.

The flats are located across two housing projects in Toa Payoh – in Kim Keat and one near Caldecott – as well as in another project in Sembawang, reported The Straits Times.

In Toa Payoh, 920 two-room flexi, three-room and four-room flats are available in Toa Payoh Ridge, which is situated between Caldecott and Braddell MRT stations.

The Kim Keat project, Kim Keat Ripples, offers 708 units of two-room flexi and four-room flats.

“The BTO at Toa Payoh Ridge is expected to be the most popular,” said Huttons Asia director for research Lee Sze Teck.

“Reaching a height of 40 storeys, units on the higher floors will enjoy views of MacRitchie Reservoir and the nature reserve. The Braddell and Caldecott MRT stations are less than five minutes walk away. We could see up to 10 applicants for the flats.”

For both Toa Payoh sites, prices for a two-room flexi start from $90,000, while a four-room flat starts at $395,000, excluding grants.

The Sembawang project, Canberra Vista, offers 1,467 units of two-room flexi to five-room flats, including 45 three-generation flats.

“The Sembawang BTO project could see a fair bit of interest as it is next to Canberra MRT station and within a short walk to the future Bukit Canberra,” said Lee, noting that the bigger number of flats on offer “will dilute the application rate to not more than three”.

A two-room flexi flat in Sembawang is priced from $89,000, excluding grants, while a four-room unit cost from $272,000. Three-generation flats, on the other hand, are priced from $355,000.

Application for the flats will close on 17 February.

Meanwhile, HDB revealed that it will offer another 3,750 BTO flats in Choa Chu Kang, Tengah, Pasir Ris and Tampines in May, while another 4,080 BTO flats in Woodlands, Ang Mo Kio, Bishan, Geylang, Tampines will be launched in August.
