UPDATE: Following two weeks of sales, Bukit Sembawang Estates Limited announced on 29 February that all 39 units of Luxus Hills have been sold, creating a new benchmark in pricing with average prices for inter-terraces at $3.35M, or $2,070psf on land. Photo: Bukit Sembawang Estates Limited

Following private previews, Bukit Sembawang Estates Limited sold over 64% or 25 out of the 39 units at the Luxus Hills (Contemporary Collection).

The final phase of the property developer’s 999-year leasehold development at Seletar Hills estate, the 39-unit Contemporary Collection comprises 30 inter-terraces, six corner terraces, a pair of semi-detached houses and one villa, with sizes ranging from 3,703 sq ft to 4,219 sq ft for the terrace homes, from 4,306 sq ft to 4,553 sq ft for the semi-detached units, and 6,028 sq ft for the villa house.

The five-bedroom units have a built-up area of 344 sq m to 560 sq m and a site area of between 150 sq m and 566 sq m. All units come with a private lift, smart home features and parking space for two vehicles.

Prices for inter-terraces started from $3.3 million, with the average selling price at $2,060 per sq ft (psf).

Given the strong sales, previews for the Contemporary Collection ended on Friday (21 February) with the show houses also closed.

Ho Jenny, Bukit Sembawang’s General Manager (Marketing), said the remaining units will be released in phases.

Bukit Sembawang continued the Deferred Payment Schemes (DPS) offered for the Signature Collection after seeing that they were “extremely well-received”.

The schemes cater to homebuyers undergoing en bloc sales or those waiting for the proceeds from the sale of properties.

The Stay and Pay scheme, for instance, allows buyers to move in right away with only a 20% down payment, while the Reservation scheme enables them to reserve their preferred unit with a 10% deposit.

Located near Greenwich V, AMK Hub, NEX, Compass Point, Waterway Point and Seletar Mall, Luxus Hills is well-connected to major transport routes like the Tampines Expressway and Central Expressway.

“Two upcoming transport links will also offer even greater connectivity, with the North-South Corridor and Cross Island MRT Line,” said Bukit Sembawang.

Nearby schools include Catholic High, Ai Tong, CHIJ St Nicholas, Rosyth and Nan Chiau Primary and High School, Anderson Junior College, Nanyang Junior College and Nanyang Polytechnic.
