JadeScape, Singapore’s first fully-smart multi-generational residential project, attracted nearly 9,000 visitors by Sunday afternoon, after developer Qingjian Realty opened its sales gallery for public preview on Saturday (8 Sept).
“This is the first launch in the area in three years. We have been receiving queries about JadeScape for months now. The turnout is really not surprising. The developer has also attracted many families by offering a mix of unit types,” said George Tan, executive director at Savills Residential, which is one of five property agencies marketing the project.

Located on the former Shunfu Ville en bloc site along Shunfu Road, the new development will offer a total of 1,206 units. These comprise 236 one-bedroom units, 403 two-bedders, 265 three-bedders, 261 four-bedders, 39 five-bedders and two penthouses, with sizes from 527 sq ft to 4,230 sq ft.
Prices start from $838,000 for the one-bedroom units, $988,000 for the two-bedders, $1.38 million for the three- bedders and $1.86 million for the four-bedders. Prices for other unit types are yet to determined.
According to visitors at the JadeScape sales gallery, they were enticed by the development’s high-tech features. These include the usage of facial recognition technology in elevator lobbies, an energy-efficient AC, a water heater system that recycles waste heat for warm showers and an integrated dishwasher with ultrasonic food washer.
As Singapore’s first fully-smart project, it is also the first residential development here to adopt a Smart Estate Management System.
Moreover, there are 63 units specifically designed for active ageing residents. These homes will come with facilities catering to the needs of older residents, such as slip-resistant flooring, pull-down hydraulic racks and support bars. This is in addition to smart technology that allows elderly residents to access various services such as health screening, 24/7 medical services and dietary planning.
“Apart from JadeScape’s ideal location, the prospect of living smart is extra attractive. It is also good that a private developer is taking the step to encourage multi-generational living especially with our growing elderly population,” said Shawn Koh, 25, one of the would-be buyers who visited the sales gallery.
With Marymount MRT station nearby, the development will soon be served by four MRT lines – the Circle, North-South, future Thomson-East Coast and Cross Island lines. Residents who drive can reach other parts of the island via the Central Expressway, Pan-Island Expressway and the upcoming North-South Corridor.
Qingjian Realty is expected to officially launch JadeScape on 22 September, and it is slated to be completed by early 2023.
