East Court, an eight-unit residential development along Koon Seng Road in District 15, will be launched for en bloc sale on Monday (10 Sept) with a guide price of $19 million, revealed marketing agent OrangeTee & Tie.
This works out to $1,028 psf per plot ratio, including the development charges.

Built in 1986, the freehold condo sits on a 13,351 sq ft site, which is zoned residential with a gross plot ratio of 1.4.
It is within proximity to the Eunos and future Marine Parade MRT stations, while nearby schools include the Canadian International School (Tanjong Katong), Chatsworth International School (East), Haig Girls’ School, Etonhouse International School, CHIJ (Katong) Primary, Tao Nan School and Tanjong Katong Primary School.
The marketing agent noted that since the development had secured 100 percent consensus from its owners, the new buyer can start “development right away once the sale is made” given that no approval from the Strata Titles Board is needed.
“The developer could also choose to take advantage of the allowed 10 percent bonus balcony, so that the gross plot ratio is 1.54 instead of 1.4,” it said.
The tender for East Court closes on 26 October.
