The new Waterwoods executive condominium (EC) is set to open for e-applications on 27 September.
The 373-unit project at Punggol Field Walk/Punggol East will comprise a mix of housing types such as two-to five-bedders, maisonettes and penthouses, with sizes ranging from 807 sq ft to 1,722 sq ft.
According to its developers Sing Holdings and UE E&C, this is the first EC to have private lift lobbies for 48 of the five-bedrooms and maisonettes. Other top-of-the-line features include occupation-ready kitchens that come with a refrigerator and washer.
“With our track record in developing high-end homes, we hope to bring a touch of luxury to Waterwoods,” said Lee Sze Hao, Chief Executive Officer of Sing Holdings.
“We believe that EC buyers today are increasingly affluent and sophisticated, and as such, we are introducing a new class of EC homes that marries luxury home features with EC prices.”
Alice Tan, Research Head at Knight Frank Singapore, told PropertyGuru that she expects the project to have a median price of S$780 – S$800 psf.
“Despite the healthy demand for ECs, developers have become less bullish in light of the property cooling measures, especially the Total Debt Servicing Ratio (TDSR) framework. To achieve better sales, the price has to be attractive,” Tan said.
Location-wise, Waterwoods will be close to shopping malls, several schools and the Coral Edge LRT station. The nearby TPE and KPE will also offer residents easy accessibility to the city centre.
The e-application exercise will close on 6 October and bookings will start on 2 November.
