Based on the current market transacted prices for the past 3 months, the range is between $820psf & $909psf. Hence you expectation of $750psf is slightly tougher at the current market. Maybe you can try other projects.

It is indeed pretty tough to secure a 2 bedder at $750psf range in current market. I'd say not only for East Meadows but for majority of projects that are not more than 10yrs since TOP.
