Dear Mr Kalai,

To answer to question that both the other two agents didn't answer, a Condo is a strata development that 35% of the plot of land consists of facilities, while for apartment, not necessary it doesn't come with facilities,it just didnt take up 35% of the whole development.

In Singapore, the terms "apartment" and "condominium" are often used interchangeably, but there are some key differences between the two, primarily related to the scale, amenities, and regulatory aspects. Here are the main differences:

### 1. Scale and Size
- **Apartment**: Typically refers to smaller residential buildings with fewer units. Apartments may be found in low-rise or mid-rise buildings and generally have fewer facilities compared to condominiums.
- **Condominium (Condo)**: Usually refers to larger residential developments with multiple units spread across high-rise buildings. Condominiums often encompass extensive grounds and have a larger number of units compared to apartments.

### 2. Facilities and Amenities
- **Apartment**: Apartments usually offer basic facilities such as parking spaces and security. They may have minimal or no shared amenities like swimming pools, gyms, or playgrounds.
- **Condominium**: Condominiums are known for their comprehensive range of amenities, including swimming pools, gyms, tennis courts, barbecue pits, function rooms, and more. These shared facilities are a significant selling point for condos.

### 3. Land and Ownership
- **Apartment**: The land on which apartments are built is typically smaller, and the overall development might not offer as many communal facilities.
- **Condominium**: Condominiums are built on larger parcels of land, providing ample space for extensive communal facilities and landscaped gardens. Condo owners also share ownership of the common areas and facilities.

### 4. Regulatory Aspects
- **Apartment**: Apartments are generally subject to less stringent regulations compared to condominiums. They may not be required to provide the same level of amenities and services.
- **Condominium**: Condominiums are regulated more stringently to ensure they meet certain standards of living and amenities. They are required to provide a range of facilities and are managed by a Management Corporation Strata Title (MCST), which oversees the maintenance of common areas and facilities.

### 5. Price and Market Position
- **Apartment**: Generally, apartments are more affordable than condominiums due to their smaller size and fewer amenities. They appeal to buyers looking for basic housing without the additional cost of extensive facilities.
- **Condominium**: Condominiums are typically more expensive due to the extensive range of amenities, larger size, and additional services provided. They attract buyers looking for a more luxurious lifestyle with access to various recreational and communal facilities.

### Conclusion
The choice between an apartment and a condominium depends on your preferences, lifestyle needs, and budget. Apartments offer a more straightforward and often more affordable living option, while condominiums provide a luxurious lifestyle with access to a wide array of amenities. Consider your priorities and financial capacity when deciding which type of property best suits your needs.
