Hi,
Your question is a little unclear. If you are talking about HDB leases, none have reached that 99 years expiry date. But, certain private properties with less than 99 year leases have reached lease expiry and the land has reverted to the govt via the Ministry of Finance who is the reversionary owner of all govt land.
But, if you are asking with the intention of buying private property, let me re-assure you that anything with a decent lease and in residential areas under the URA Master Plan can be sold via ENBLOC to a developer and all owners can often benefit from windfall earnings. This has been happening for some time and ENBLOC in SG is very unique in the sense that as the development gets older and older, the land price increases like nobody's business and herein lies the potential for WINDFALL GAINS!
Please call me so that I can share with you where some of these WINDFALL GAINS might be.
