We have a 15 yrs old HDB flat which is fully paid for and would like to purchase a 2nd property. We are interested in a private condo which cost around 1.5M

Would like to know
1) What is the housing policy today? We are Singaporean. Could we loan out our HDB and stay in the private property?

2) For payment through CPF, the max number of loan period is till 55 or 65 years old?

3) Which is the percentage of stamp duty I have to pay for the private property during the purchase?

4) For bank housing loan by SIBOR, is it true that after 3 years I could get another bank to re-finance the loan? Is there any hidden cost? Is it worth the effort?

Hi Lynn,
Below is my input to your questions.
1. You are able to stay in condo and rent out the hdb.
2. you may serve the loan via CPF as long you have enough fund on top of the min sum.
3. If both of you are the owner of the hdb, and the new condo is the 2nd property, 7% ABSD is payable.
4. yes after the contract period, you may change to another bank for a new contract.

Afternoon Lynn,

You can stay in your private property and rent out the HDB unit, upon getting approval. Max loan for HDB loan is 25 years or 65 years of age, whichever come first. Buyer stamp duty of 7% is payable by cash. As for the refinancing, it would depend on sitation and market movement.

Hi,

As long as you are SC and have MOP of 5 years, you can purchase private and rent out HDB. The loan tenure max age limit is typically till 65 years old, whether by CPF payments or not. You will be liable for 10% stamp duties owing to the extra ABSD on 2nd property. Please take note there are also minimum sum requirements to be met. I will be glad to share more about the financing planning aspect. Sibor packages are competitive now hence refinancing at the right time is advantageous. Good afternoon Lynn,

It seems like most of my fellow colleagues have answered most of your questions.

But do take note for refinancing of loan, it depends on whether there is any lock in period or not. If there's lock in period, you cant refinance or might have to pay penalty to refinance. There could be processing or admin fee to be incurred.

Normally banks will provide a one time waiver to refinance probably after 3 years.

Which bank do you prefer? I can check more for you.

Another thing to take note is max loan tenure is 30 years or retirement age of 65 years old.
