We had a 3-room hdb flat near mrt of 36 years old and a 2-room condo, freehold in East but not much up in value since bought in 2011. Both properties fully paid. We rented out the hdb and resided in condo.

I want a move but I do not want to pay ABSD and yet too reluctant to let go hdb because of location and the passive income.

Very delima on this. Could you help me see a better picture?

Good evening,

One way could be to invest under your adult children's name or your parents name if he or she does not own any residential property. Is your HDB flat under joint tenancy (2 owners)? If one of you is essential occupier, no ABSD is payable when the essential occupier purchases since MOP has been fulfilled. Happy to explore further and I'm contactable at wa.me/6597432395

I understand that the HDB rental yield is very attractive but now is actually a good time to relook into the decision of holding on to the HDB. This is because the HDB prices have broke the downtrend since the onset of covid and is currently at a record high. In the years to come as the govt ramp up the supply of flats, prices may decline and resume the downtrend due to the decaying lease of flats.

Therefore in my opinion, this is one of the opportunity for you to maximise the gain from the HDB and divert the funds into other kinds of investments which also guarantee high yields.

What makes you want a move now? Unfortunately, if you do not wish to let go of your HDB, which I assume is under joint ownership, ABSD will definitely be incurred along the way if you were to purchase subsequent properties. There is no way to avoid ABSD now given that you are unable to decouple for HDB, therefore the only option is to sell. While tangible value is easy to work out, the intangible value is something that cannot be measured. If you are looking for at the dollars and cents, then the propose solution will be actually very straightforward. It is unwise to hold on to an aging HDB for long therefore it is quite timely to let go at this age.

I understand your position that your HDB is a great passive income (because it's already fully paid) and also being the lower cost invested - meaning it's one of the best ROIs you can get.

There are many ways we can look at this - like you could bite the bullet, take the 6 figures profit from your HDB of 36 years old and put it in your pocket.

You can park that money in other investment types that give you dividend, or you could even look at commercial/industrial property which has no ABSD but attractive upside as well etc etc.
