We are couple both SPR and planning to buy a resale flat at 430K. Combined CPF of 140k, and taking Bank Housing Loan max 75%. Possible to share a sample cost breakdown? how much downpayment
we need and what fees can cover by CPF?

Good morning,

Typical breakdown for married couple with SPR status each for 3 years purchasing 1st residential property as follows:

*Cash 5% 21.5k
CPF OA 20% 86k
Max bank loan 75% 322.5k
Legal fees and admin fees approx 3k
Stamp duties (3% - 5400) 7.5k
*Agent commission 1%+7% GST 4.6k
*Cash over valuation (if any)

For items with *, cash required. Rest can use CPF OA if sufficient.

My apologies,

I realize the ABSD of 5% is not included in the computation breakdown earlier. It should be corrected as Stamp Duties (ABSD+BSD) at (8% - 5400) at 29k. It is required for SPR first property purchase. Thank you Read More
