Hi

If it's an HDB flat, you will need to meet the MOP. If it's a private condominium, you may sell anytime. However, there is a seller stamp duty payable for sale if it's within 3 years or 4 years depending on when you have bought the unit.

You can still sell your property even when it is not fully paid up. After the sale, part of your sale proceeds will go towards repaying the loan. The balance will consist of CPF which will be refunded back to your CPF account and sale proceeds in cash.

A home with outstanding home loan can be put up for sale if it meets the eligibility for HDB units (Minimum Occupation Period). For homes sold within 3 or 4 years of purchase depending on the purchasing period, Seller's Stamp Duty is also applicable to the seller. These are for your considerations.

If your house is a HDB flat, you will need to fulfill the 5-year MOP before you can sell it. If it's a private apartment, there is no restriction, you will be able to sell it anytime. Do take note of the Seller Stamp Duty (SSD) which is applicable for all properties.
