Question for repair. In the agreement, it states that: Tenant shall bear $150 for minor repair, replacement of parts and expendable items. The water mixer spoilt, the tenant replaced the new mixer at the cost of $160. Should the landlord pay 100% for the replacement? Or the tenant bear the first $150 as per TA and remaining pay by landlord?

In general, if the appliance is being repaired, then minor repair clause is applicable. In this case, it is a full replacement, therefore it is no longer a minor repair, thus landlord should bear the full costs.     Anyway, most of the minor repair clause amount that I am handling are at least $250. $150 is not practical in current market given the inflation.
