Planning to get a resale hdb flat. Considering whether to have me as applicant and my wife as essential occupier, or to put both as applicant. Assume the funds from my cpf is sufficient to downpay, any downsides to put single applicant?

It depends on your wife, if she is comfortable to just be an essential occupier. If she doesn't mind, then having a single ownership will be in a good position for your wife to purchase a 2nd residential property as investment after you have met your Minimum Occupation Period if finances allow.

Hi Justin,

If your spouse is just an essential occupier, the downside include not being able to use her income for getting a higher loan, and her cpf can't be used. She also has no legal ownership in the property which may be uncomfortable for some couples. She also has to fulfil 5 year MOP before she can purchase another residential property.

Hi,

If you are the applicant and your wife is just a core occupier, her income will not be taken into account for loan assessment therefore loan amount will be lower. If this is not an issue, I suggest you do so. Once your flat reaches 5 years MOP, your wife's name can be used to purchase a private property without having to pay ABSD.

Hi Mr. Justin,

1) Both of your names have to be in the application since you are married.
2) But you could choose to be either a sole owner with an essential occupier or both to be an owner.
3) The advantage in today's Singapore context is when you completed the 5 yrs MOP, the essential occupier has the free will to buy a private residential for investment while not being subject to an ABSD.
4) The disadvantage is the sole owner has to bear the full cost of paying for the flat. And only the sole owner's income is being considered for getting the housing loan, so it could be insufficient to get the amount you intended to have.
5) Do note that although the essential occupier is not able to utilize her CPF for paying the monthly mortgage and downpayment, her income will be considered in tabulating the home income to qualify for the grants.
6) In the event that the sole owner is not able to continue with the mortgage, more legal actions such as selling part-share to the essential occupier. This not only incurs more cost to be an owner in a later stage but the MOP will have to reset upon the completion of the part-share sale.
7) It is most important that both of you understand the consequences and are comfortable with the arrangement and such arrangements are not going to affect your relationship.
