The real estate marketing dynamics have changed tremendously over the past few years, where agents used to be pitching for businesses claiming that they are specialists of certain estates, given their understanding and knowledge of that estate are likely outdated in their approach and perhaps see their market share dip significantly.
With the evolution of IT, information of considerations like amenities, pricing, supply and demand can be easily obtained online. Prospective purchasers who have decided to call up an advertisement are likely to be familiar with the environment and surroundings to decide that they are going to look for units in the vicinity to begin with.
This bring us to the most important consideration in any real estate transaction - Price. In all my latest transactions, I focus primarily into consolidation of relevant data, which includes recent comparable transactions, comparable units in market for sale, where with proper analysis, we will be able to determine how we can position the unit efficiently in the market for sale, allowing for an effective marketing campaign.
I have been in the real estate industry since 2009, focusing primarily with sale and rental of residential homes like HDB and private condo, and over the years, have the pleasant experience of dealing with units in Woodlands like La Casa, Rosewood and Parc Rosewood just to name a handful.
