Good afternoon,

Based on the limited info shared, to potentially minimize the stamp duties outlay, it appears the HDB needs to be sold first before any next move. Thereafter, if the finances are ready, you can consider to remove one of the co-owner's name in the current condo first and purchase under his/her own name for the next condo.

May I know which condo development do you have in mind so to make better recommendations? May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

You will only be liable for ABSD upon your next purchase, hence you could first sell off your HDB flat, transfer the ownership of your existing condo to sole lessee, and then purchase the next condo using the party that relinquished ownership of the existing condo.

Because you're currently staying in the HDB flat, you may end up having to shift house more than once if the condo that you're planning to purchase is meant for your own stay. I believe you probably have a more detailed idea on how to proceed further, but I wonder why no one has sounded any word of caution in doing so.

Are you planning to continue renting out the existing condo while you purchase another for own stay? Do look into the financing aspects carefully before any commitment into this especially with the rising interest rates, the glut of supply of private homes in the pipeline, the stability of your existing rental income from the existing condo to determine if this is feasible or not.

I seriously do not encourage anyone without a need for a 2nd property to commit into one although it looks good to be a multiple property owner.

I have assisted clients in a similar situation before and will be happy to assist you. For your case, you will need to sell off your HDB first. Once the HDB is sold, you may decouple the condo you own together, ie one party sell the shares to the other party so as to free up the name. In this way, the party who is freed up will not need to pay ABSD.

Next , you have a choice to de couple the present condo or sell the present condo too , therafter , there will be no ABSD issue , as far as mortgaging is concerned , please note only owner can be borrower , meaning each need to have his or her reasonable pay job to qualify for loan .
