Evening Lim,

Depending on your financial status, I might not encourage your to sell first. HDB unit that have just fulfilled MOP are normally easier to sell, with good possibe COV asking. However, as to purchase of resale unit within Yishun, depending on your family size and requirements, you might not be able to get a matching unit to your requirements. I would believe that you want to sell your unit with good profit and yet not being stranded without a place to stay, eventually resulting in rushing into just any unit which might be out of your requirements.
