My current flat (3rm hdb) is going to meet the MOP in about 3++mths time(grant taken). May I know when's a good time to start scouting for the new place, whether PC EC or HDB resale and when to start selling my current place. I also need to know how much cash/cpf I need to set aside for each option.

Hi Johann, I believe now is a good time to do some recce and start shortlisting your next property. Once you have your shortlist, you can keep track of the development or area in term of market trend and look out for your next choice unit. My suggestion is to engage an agent to go through your financial planning and timeline for your sales and purchase first before deciding on which type of property to go for and then start your hunt. Hi,

For the financial breakdown, I will be glad to illustrate to see if it will be worthwhile for the upgrade. It depends on whether you are taking a HDB loan (90% of price) or Bank loan (80%).

The timelines have to be managed carefully to ensure a smooth transition, be it in the financial aspect as well as the convenience aspect of only needing to move once.

It is a good time to concurrently search for the new place and start to market the unit as it takes on average about 3-6 months to find a reasonable offer and to find a unit you like for upgrade.

Good afternoon Johann,

I will suggest to do the financial calculation for sale first so you will have a better idea what kind of property (resale HDB, EC or PC) will fit your budget.

In order to do, I need more information from you:

1) CPF OA utilised plus interest
2) current balance CPF OA funds
3) outstanding loan
4) cash on hand

By the way, due to current market conditions, I will advise you to put your property up for sale probably 1 to 2 months before MOP because it takes a longer time to dispose off a resale HDB nowadays. But do take note that you are only able to issue OTP on/ after MOP date.

You can start looking at a new place probably 1 month before MOP but only purchase it after your HDB buyer exercise the HDB OTP.

Not to worry, I will guide and advise you along the way.
