I believe you meant MOP (Minimum Occupation Period) of 5 years will be met soon? If yes, you can only do official paperwork then but we can initiate some planning first.
The sale price, less off the outstanding home loan for the property, and less the CPF utilized + accrued interest, less the legal fees and agent professional fees, will be the sale proceeds to expect. This can be used for the downpayment for the next property.
As of planning for the next property, typically I will do a financial projection scenario by working backwards with the clients' objectives in mind. In this case, if there's a monthly CPF or mortgage amount you like to key to, we can use that as a parameter to plan for the next property.
Putting together all the numbers, we will be able to derive the comfortable price range by assessing the amount of home loan to be taken, as well as the comfortable downpayment range. This will give us an idea what to look for in the areas you prefer by narrowing down to the developments which are of a good fit.
