My current EC will only TOP next year and we still have a bank loan. We are looking to sell the EC once it TOPs and bought a private condo with a bank loan. How do I calculate how much i need to repay for existing EC when I sell and the comfortable range of property price i can look at for my next property with the CPF i have? I don't want to overkill ourselves on the monthly loan.

Dear sir/mdm,

Do you mean MOP (Minimum Occupation Period) instead of TOP? For ECs to be sold in the resale market, the home owners must have fulfilled the Minimum Occupation Period of 5 years, otherwise they will be required to obtain approval from the authorities before selling.

Good evening,

I believe you meant MOP (Minimum Occupation Period) of 5 years will be met soon? If yes, you can only do official paperwork then but we can initiate some planning first.

The sale price, less off the outstanding home loan for the property, and less the CPF utilized + accrued interest, less the legal fees and agent professional fees, will be the sale proceeds to expect. This can be used for the downpayment for the next property.

As of planning for the next property, typically I will do a financial projection scenario by working backwards with the clients' objectives in mind. In this case, if there's a monthly CPF or mortgage amount you like to key to, we can use that as a parameter to plan for the next property.

Putting together all the numbers, we will be able to derive the comfortable price range by assessing the amount of home loan to be taken, as well as the comfortable downpayment range. This will give us an idea what to look for in the areas you prefer by narrowing down to the developments which are of a good fit.

HI,

Just to confirm you mean MOP where you have stayed there for 5 years already?

Assuming you mean MOP, then you have to check your CPF under property to see how much you have used for the loan repayment as well as the accrued interest. Thereafter, you need to check what is the existing loan outstanding which you can get it from the bank.

You need not worry about repaying the bank as the sales proceed from the selling of the EC will go towards repaying your CPF (plus accrued interest) as well as the outstanding loan. You will also need to consider other admin fee such as legal fee.

Buying a house regardless for stay or investment shouldn't be a burden and must ensure that you can comfortably finance the property thus prudent financial planning is a must.

It is good to plan early while you still have the time. Before you even proceed with the sale, it is good to have an overview of your financial position so that you will know that after the sale and purchase, what are the funds remaining and whether you will have sufficient funds set aside for emergency.

It will be good to look at the indicative selling price of your EC, the outstanding loan and the CPF plus interests that needs to be refunded. You can also find out how much loan you are eligible for the next property so that you can plan better.

I regret to inform you that you are not allowed to sell your EC upon TOP, as you will be required to serve a 5-year MOP upon the TOP of the EC. You can only sell off your EC after you have met the 5-year MOP.
