Hi,

To my understanding for residential it is not going to help the buyer to get higher loan since the rental income is not legally under his name. I think its better you find out the reason why the buyer would need such details. Furthermore they have not even offered or provide any consideration to start any deal discussion. Is he or she concerned about the tenant profile?

Hi, the tenancy condition for the residential unit does not affect the bank loan amount , and further more the details of the tenancy agreement won't change the bank loan given to him. Is there any other reason why he is requesting for it?

I don't think obtaining the tenancy agreement will allow the prospective purchase obtain a higher bank loan. I have done multiple sale with tenancy before and this is definitely not something I have encountered with. While it is common for prospective buyers to verify the copy of tenancy agreement before committing to an offer, this is definitely not a must. Only when the Option To Purchase is granted to purchaser, the vendor will then need to furnish a copy of the tenancy agreement if it is selling with tenancy.

The buyer's bank loan is dependent on his income and age and has nothing to do with whether the property is tenanted or owner occupied. For my sellers, I usually provide the tenancy agreement only after the OTP is issued as the tenancy may contain sensitive information which you do not wish the buyer to know during the negotiation stage.

The Tenancy Agreement is not a strong basis to get a higher loan from the bank, though it may aid in securing a higher Valuation of the property, which may in turn increase the loan amount the Buyer can secure.
