May I ask if there is any broker out there that have a small team that works together 12 hours a day 5- 6 days a week and focus on cold market rather than hot market( I.E new agent friends and family) and are giving out opportunity for new agent to join?
Companies that believe in prospecting through the means of calling , door to door and working on open houses and new launch project. Companies that do not believe in asking new agents to pay for all those entry fee , desk fee,whatsoever because in my opinion if a broker believe in the agent ability to earn commission, the portion that the manager/ company draw will be more significant than those fee

I am interested to join such a team as I believe in working as a team rigorously pushing each other along

I fear being another one of those stories of how some new agent pay so much to work in the company and after exhausting their close kins to gain commission for the manager, he or she are being kick one side.

I do not know where your hearsay comes from. Coming into this industry is like starting your own business, therefore the joining fees are like your business startup costs, and I have to say that real estate has 1 of the lowest business start up costs when it comes to business set ups. I am aware of comoany who provides basic salary with reduced commission scheme for salespersons who are looking for stable income but more often, the commission is unattractive with basic salary, and also there is monthly targets to be avhieved. If you are good, you need not worry about not being able to earn back the start up fees.

I have been operating in a small team for my landed activities and everyone of us are constantly egging one another on and motivating one another to push on. We don't have basic salary and we don't make use of one another's family or close kins to gain commission (somehow i feel this is more applicable towards insurance).

Hi,

I certainly empathise with you.

I believe that leading a team, is like selling houses. We make as many calls as possible in order to get a listing. Similarly, as a manager I invest my time and effort to new agents in the hope that they will succeed in the long run. That is why we get overrides.

I do not charge for training I do, or even when I accompany you for field work. I believe it is part of the manager's "cold-call" or prospecting activities. Instead of dealing houses, he deals with aspiring Salespersons.

As part of Eastliving Group, we have cold-call activities twice a week. Our Synergy Pro system taps on the listings obtained from cold-calling efforts. This is a great system especially for newbies. Add to this, we have cell group meetings every week to help point you in the right direction. All these are free. We have great managers who give up their time.
