Lots of agents out there just posting ads and waiting for the fish to bite, other than that not really doing much, yet asking for 2% commission? I think online property portals should seriously consider opening up for direct owners to advertise. With competition, service standards will certainly improve!

How much do you think online property portals charge agents these days? If PropertyGuru were to open up to direct owners to advertise, how much do you think they will charge these owners? Are you, as the owner, willing to pay for these charges just to list your property and wait for fish to bite?

    I have worked with countless agents in my life, having bought and sold multiple properties, and they are all more or less the same when it comes to marketing. You are being presumptuous to think that home owners won't pay a couple of thousand dollars to advertise their own property, this amount is a huge discount to what agents are charging and what agents can do, owners can also do. You guys are only having an advantage in the market because online portals are supporting you guys. This has resulted in agents slackening.
What difference does it make by allowing owners to post ads and wait for the fish to bite?

It will still be fishing in the same pond for the same fish, just like buyers in the market, if serious buyers will definitely scour through the portal for the most suitable listings before making an appointment to view. As long as a genuine listing is posted, with right amount of refresh done to the advertisement to improve its relevance to the search, there is little or no chance that buyers will detect this listing. And for each refresh and post done to the listing, a salesperson is paying money to do that.

Besides that, I'd like to say that I do not market properties for sale or rent purely on online portals but make every single cent that my owners pay me worthwhile through different marketing channels.

Hi,

I think you are not getting the full picture of how real estate marketing works.

Posting ads on portal is just part of marketing plan. In fact, lots of agent paid subscriptions for multiple portals to get maximum expose to the mass.

There are also circles of agent contacts where we push our ads to circles of contacts to increase awareness.
Advertising is just part of job. On top of that, real estate agent is providing advices and step-by-step process of the transaction, especially for sale, this is not talking about ten or hundreds of dollars transaction which you could simply ignore if the deal not going through due to some teething mistake.

For rental, they will have to travel down to landlord to verify their ownership, and to invite and arrange for viewing. To tenant, they also need to check their eligibility to rent before signing the agreement.

Any mistake made throughout the process, we are facing the legal punishment, monetary or even jail term. It is not as easy as what was perceive. This is something different from other work where you can just say sorry and hope your boss does not fire you.

Thus the remuneration called for is a fair value.

    Please lah, you talk like as if property agents are so knowledgeable. I have asked agents questions about how to calculate whether plot ratio of a land is maximised and 99 out of 100 agents don't know.
