A quick overview of the differences between these 2 projects in District 21, where they are in fact adjacent plots.

View At Kismis has a total of 186 units while Daintree Residence has a total of 327 units. From existing pricing I can see, View At Kismis average selling price is slighly lower than Daintree Residences (difference of less than $50psf), which is probably why it is perceived that View At Kismis is a better investment than Daintree, but I'd like to highlight that in terms of unit mix and the layout as well as the physical environment, they could be have some impact in terms of your investment returns.

It will be crucial to shortlist base on unit types and do a comparison in terms of site plans and their facing before deciding on the project.

By investment, I assume you are planning to rent out the unit immediately? May I know which unit size you are looking at so as to provide a more detailed comparison?

Generally, the price range of View at Kismis is slightly lower than that of Daintree, and its nearer the landed area cluster which arguably can be more of a quiet setting. Depending on the unit you select, the facing may be looking away to other landed houses instead of looking in other units of nearby condos. There are also some layouts which View at Kismis offers but not Daintree.

I am involved in both projects and would be happy to share a detailed comparison of both projects. Perhaps we could know which unit type you are looking at so to value add with more inputs?

In the next 2 years, it is likely the Beauty World Integrated Transport Hub will be built near the MRT to give the area better connectivity and also a potential boost in prices. The cross island MRT (west section) should also be announced in the next 2 years, where it was mentioned it will cut through Bukit Timah area. It may potentially be helpful news for condos in this vicinity as well.

Thanks for being very open in your sharing. From your question, it seems like someone has mentioned to you that View at Kismis is better. Definitely all condos have their pros and cons but there will be some which has more cons and some with more pros.

When it comes to an investment property, there are quite some checkboxes to tick. This is not a SOP answer, we really do have a checklist on this. Personally I will prefer Daintree Residences over View at Kismis, regardless is it for own stay or investment, and there are some reasons why I say so.

What I can suggest is, maybe we can have a chat on this and I can share with you more on the reasons why I personally prefer Daintree Residences. No worries on the chat as there are no obligations at all. Also to be very honest with you, there is also one reason why a lot of my friends and clients value my inputs on project new launches and I will be more than glad to share that with you as well. If you have any questions that you wish to ask, you can also to ask me about it and I will answer your questions. There was another buyer from this AskGuru platform who contacted me recently and we had a Zoom meetup to chat about it. They had a lot of questions because they have been working overseas for 10 years although they are Singaporeans. If View at Kismis is in fact better than Daintree Residence in all ways, why would some buyers still prefer to buy Daintree? Are these Buyers purchasing without doing proper research? Or does these Buyers know something that you do not?
