Just got the keys to my resale flat and planning reno soon . I’m thinking of removing one of the bedroom doors and making the room more open , but not sure if this is something we can just do ourselves the contractor says should be fine but i keep hearing that HDB approval may be needed for certain works . dont want to kena fine later just because nobody told me properly for those who renovate resale flats before , how do u normally check what canand cannot be changed before starting work?

Whether you need a permit depends strictly on what you touch:

* **Removing Just the Door Leaf / Frame:** If you are only unscrewing the bedroom door hinges or dismantling the timber door frame without breaking the surrounding wall, **no HDB permit is required**. Internal bedroom doors are not fire-rated and do not affect building safety.
* **Widening the Opening or Hacking Surrounding Wall:** The moment your contractor cuts, chips, or hacks into any part of the wall surrounding the door frame to make it wider or more open, **written HDB approval is mandatory**. Doing any masonry hacking without a permit risks fines up to S$5,000 and forced reinstatement.

### How to Check What Can and Cannot Be Changed

1. **Purchase the Official Floor Plan (S$5 on HDB InfoWEB):**
* **Thick Solid Black Lines:** Load-bearing reinforced concrete (RC) columns, beams, and structural walls. **Never hackable** under any circumstances.
* **Thin Solid or Double Lines:** Non-structural internal partition walls. Hackable **only with prior HDB permit approval**.
* **Household Shelter (Bomb Shelter):** The RC walls, ceiling, and steel door are strictly prohibited from alteration.

2. **Verify on HDB's Renovation Portal:**
Review the official **"Guidelines on Renovation"** via My HDBPage under the Flat Dashboard. HDB classifies all activities into: (a) *Permit not required*, (b) *Permit required*, and (c) *Prohibited works*.
3. **Check the Directory of Renovation Contractors (DRC):**
Never let a contractor self-declare that "it should be fine." By law, only contractors listed on the **HDB Directory of Renovation Contractors (DRC)** can carry out renovations in an HDB flat. Your contractor must submit the annotated floor plan via the HDB e-Portal and receive written approval before commencement.

If you are in doubt, it is easiest to simply call HDB and ask.

Your contractor may or may not be telling you the full story as they may wish to reduce regulatory hassle. There are specific matters that HDB is best positioned to advise, depending on what your contractor is intending to do to "make the room more open"

If you are able to appoint a HDB approved contractor to do the job and they say it is ok, then it should be ok. If not you may actually call up HDB to verify if this is approved.

I have been in the real estate business since 2009, with more than 15 years of experience serving the Singapore real estate market. Check out the EdgeProp featured article on myself recently at https://www.edgeprop.sg/property-news/geryl-lim-leading-landed-real-estate-heart-hustle-and-harmony

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 15,900 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.
