I'm not entirely happy with my current agent whom I feel is not doing her best to find tenants for my property. She has spent some money on advertising but there's no formal contract with her. Can I appoint other agents to help me find tenants? Will there be repercussions from my current agent? What is the market practice in such situation?

Hi Tang,

You are free to engage the services of other salesperson since you have no formal agreement to appoint your current salesperson on exclusive basis. With no formal exclusive agreement in place and yet she is willing to throw in costs for marketing your unit, I believe she has given her trust to you as a landlord to stick to her therefore it will be good to communicate with her what is the exact issue about the poor response.

As long as there is no exclusive agreement sign between you and that agent, you are free to get other agents to assist as well. Cheers!

I can understand your frustration, all owner would like to rent out their house as soon as possible.

Generally speaking, the market is quiet now even for rental unit. Therefore, I thought you may want to speak to your agent again. Is it because of the asking price too high? Or some other reasons that may cause the delay?

Yes, if there is no formal contract, you can change your agent. Do call me for a discussion if you feel need a salesperson to assist you.
