If I transfer ownership of condominium to my sister who is single (currently the ownership is under my name solely), what is the cost involved? Must I also wait 30 months before I can purchase a HDB?

Hi

If you are buying a flat directly from HDB than you will need to wait out for 30 months. However, you can buy a resale HDB flat immediately.

Hi,

A transfer of ownership to your sister is considered a transaction. Buyer Stamp Duty is payable. ABSD (if any) is applicable too.

This is on top of the 2 legal conveyancing fee that you need to pay, one representing you as the Seller, the other representing your Sister as the Buyer.

You need to fulfill the 30-month wait out period if you're looking to purchase a resale HDB flat (without grant).

If you wish to apply for a BTO direct from HDB, or apply for CPF Housing Grant, you will need to wait-out 30 months after the transfer of your condo.

May I know if this condominium has been fully paid for or there is still outstanding loan?

If it is fully paid for, then the transfer will involved 2 legal fees, buyer's stamp duty and Additional Buyer's Stamp Duty if applicable.

The amount of CPF utilised for financing of this condominium plus accrued interest must also be returned to the CPF account.

After the transfer of the ownership is confirmed, the 30 months wait out period to purchase a HDB only applies if you are looking to purchase directly from HDB (BTO or SBF). You will be eligible to purchase a resale HDB provided you fall under one of the eligible scheme to own a HDB. Do take note that you will also not be entitled to any housing grant for the purchase.

Among the fees involved are legal fees and stamp duty. Do note if you did use your CPF for the purchase of the condominium, your sister need to refund you the CPF usage principle plus accrued interest. Payment can be done both by CPF, acsh or combination of both. If your condo, still have outstanding loans, your sister need to apply for a bank loan to continue the servicing of the condo.
