Hi,

They are separate transactions and you should see them individually. The value add you get is different. It is more important to maximize the exposure of your property so to potentially have a better chance of getting a higher price rather than focusing on how to minimize the marketing and commission costs.

Hi, for 2 transactions having to sell and then purchase the next, the commission could always be discussed and negotiable. As it is always more advisable to have just one agent doing the complete selling and purchase as that agent will understand and planning the timeline better. CEA states that Agents commission is not fixed, and can be negotiated.

Sale of a private home typically entails a commission of 2% on the transacted price while purchasing of HDB will be 1% of the transacted price, where 7% GST is applicable on the commission amount.

Where managing the timeline is concern, I am not too worried if you are engaging different consultants to do this job, as I believe you are likely to conclude your sales transaction first where the timeline is very transparent. For HDB purchase, timeline is also relatively fixed to around 3 months to conclusion unless there is unforeseen hiccups which may result in delay.
