I would like to transfer my existing 4rm HDB to my parent (retirees) as a gift.

Questions is:
1) Can my parent above 70 (retirees) apply bank loan with myself as guarantor (even if I had new HDB housing loan) or using this 4rm HDB property as Mortgage ?

2) All my CPF amount been used + CPF interest for this housing had to be return to my CPY account ?

3) Any other fees, e.g ?% of stamp duties, taxes e.g
