I want to invest in a private property. I can spend from say 600k+. This is purely for investment - rental and perhaps capital gains in the future if I sell. Which projects would be good. I'd like to hear a more objective opinion - of course every agent would recommend the projects they are selling so if you could include justifications, that would be good and I would be interested to talk to someone who can convince me a project is the best to invest. Thanks!

Hi Jeremy, In terms of investing in real estate, there is a different risk profile for individual client. but generally we would be looking at rental yield and capital appreciation. This would depend on several factor such as future development, amenities and the amount of supply vs demand in the project vicinity. We are not into selling one and only development to every buyer we meet but more towards finding out our buyers preference and then recommending the suitable product to them. Today is a Buyer's market, and you have plenty of choices from the flood of units in the market for sale.

In terms of investment, it's pretty simple.
1) Good rental yield that can cover your monthly mortgage installment,
2) Potential of future upside.

With the influx of units on the market in the next couple of years, rent is expected to drop further. You must also consider rentability, and choose locations where tenants would want to rent.

Before you commit to any purchase, look at all your available options to you. Do more detailed analysis and future price projections too.

Hi Jeremy,

$600k budget for investment, you do not really have plenty of choices, and I would say the choices available may not be as attractive too. In current climate, there are more units available for rent then tenants looking to take up rental, therefore unless valuation of property is $800k above and you are able to purchase at $600k, I would not recommend you to even put your money into such investment. Dear Jeremy
with $600k+ there are certain options for u. key for your consideration are:
a. what is the potential capital upside for that property - if the area is subject of major transformation plans, then you can expect exponential capital growth compared to those in a matured area

b. where are the likely tenants coming from - the wider & varied the sources, the more resilient would rental yield for your property

c. how is the pricing of the unit compare to those nearby, past transacted prices and other similar areas

these are some of the criteria I would use to choose a unit for you
