Hi sir, for bank loan cases, u will need a lawyer to act on the conveyancing as explained above... May i know whats the reason to sell? Whats your plan after selling? do u have a place to stay? Are u selling at a profit or loss? whats your cash proceeds if its a positive sales?

Generally, you may engage HDB or private lawyer to act on your behalf for the resale transaction. You can read more on the requirements at the following link if you are engaging HDB to act:

As for agent fees, it is usually 2% of the selling price.

As for the salesperson commission is 2% of selling price.

You need to engage a Lawyer to facilitate the redemption of the remaining outstanding loan amount. The law firm you engaged are also advisable to be under the banker's panel.

Hi Mr Mohd Azhar,

You will need to engage a lawyer to do redemption for your bank loan. The fees should be around $600 depending on individual bank and lawyer. This amount is payable only in cash and will be deduct from your cash proceed.

However, you can engage HDB lawyer to act for your conveyancing . The amount will depend on your unit type and selling price. This amount is payable in cash during your first appointment.

The standard recommended commission for seller is 2%.
